A home for a household that includes an older parent should work from the drop-off point to the bedroom and bathroom. A lift-served address is only one part of that journey. Choose around the person’s actual routines and preferences, rather than assume that age alone determines the right layout.

Check one continuous journey

Trace the route from the transport your parent uses to the front door, bedroom, bathroom and usual seat. Record doors, thresholds, level changes, tight turns and places to rest. Include the route to essential everyday destinations that the household expects to use.

Where relevant, bring the dimensions of the person’s mobility aid and arrange a practical viewing with consent. Do not rely on a small floor-plan symbol to establish that a turn or doorway works. Measurements and an assessment for that person’s needs should come before ordering furniture or committing to alterations.

BCA’s 2025 accessibility update includes improved connections and lift provisions. The requirements apply to plans submitted for regulatory approval from 1 November 2025. A resale home’s age or a building’s accessible entrance does not establish that its interior suits your household.

Follow a normal day through the home

A practical household viewing record
Routine Check at the selected property
Arrival Drop-off shelter, doors, slopes and the route to the lift
Moving inside Clear route with the furniture actually intended
Bathroom use Access, thresholds, door movement and space for assistance if needed
Rest Bedroom position, privacy and access to the usual bathroom
Daily independence Routes to meals, transport and activities the person values

Ask your parent which trade-offs matter. A bedroom beside the living room may make family contact easier for one person and disrupt rest for another. A smaller home with a straightforward route may work better than more floor area divided by awkward turns.

Keep essential changes separate from decoration

List what must be ready on move-in day and obtain quotations for that scope. Check whether proposed works need building, estate or other approvals. Avoid assuming a wall can move or a bathroom can expand because a furniture sketch shows it that way.

Illustration: if essential approved works and moving arrangements cost S$24,000 and the chosen household reserve is S$45,000, those two allocations total S$69,000. With S$75,000 available after purchase bills, only S$6,000 remains for other spending. These are planning assumptions, not typical renovation costs or a recommended reserve.

If the essential changes are uncertain, compare a home that already has a more suitable arrangement. A lower asking price is not a saving if the work the household depends on cannot be carried out or completed before occupation.

Plan the transition as well as the purchase

Agree who will manage contractors, deliveries and the move, while keeping your parent involved in decisions. Consider where the household would stay if essential work is delayed and whether the temporary arrangement follows the same access checks.

A landlord considering an older tenant household should also assess the actual layout and requested changes, rather than infer suitability or rental demand from a demographic label. This guide does not establish a rental premium or provide a clinical assessment.

Use the renovation and cash-reserve guide for the budget and the showflat checklist for an uncompleted purchase. A shortlist should leave you with a home whose essential daily routes can be verified, plus a workable moving plan.
