The S$181.9 million highest bid for Orchard Boulevard is a land-tender result, not a condo price list. URA’s 29 October 2026 closing announcement explicitly leaves the award for later evaluation. Buyers weighing a future project against a home they can purchase now should keep those stages separate.

What the tender establishes

URA announced the tender closing on 29 October 2026, following the site’s public tender launch on 13 August. Its annex lists five bids for a 3,438 square metre residential site with a maximum permissible gross floor area of 9,627 square metres and a 99-year lease period.

The highest listed offer is S$181,861,924 from Intrepid Investments Pte. Ltd. and TID Residential Pte. Ltd. The next is S$167,850,000 from GRC Development Pte. Ltd. These are tender offers for land. URA explicitly says this closing release is not an award announcement.

Keep the land calculation out of the unit-price column

A land tender divides a site price by permitted floor area. A buyer pays for a particular unit under a particular contract. The figures answer different questions. A land bid alone cannot establish a future apartment’s selling price, layout, size, maintenance contribution or completion date.

Even when comparing land offers, use the same denominator and units. A price per square metre of gross floor area is not a price per square foot of a saleable apartment. Converting the unit of measurement does not turn one into the other.

Give waiting a household cost

For a household renting while it searches, waiting has an immediate cost even when a future project’s price is unknown. Make a separate waiting budget using the actual rent, moving commitments and cash reserve. A hypothetical six additional months at S$4,000 rent would cost S$24,000 before other expenses. That arithmetic does not establish when this site will launch or whether waiting will produce a better purchase.

For an owner planning to sell, place the existing property’s sale and occupation dates beside the next purchase. Do not commit to vacating solely because a tender has closed. The home needed for a school term, care arrangement or job move may require a different timetable from an undeveloped site.

Compare today’s alternatives on today’s documents

A useful shortlist separates properties currently offered for sale from future possibilities. For a home offered now, obtain its actual price, title, funding assessment and occupation terms. For this site, keep a record of the tender and wait for an official award before treating a bidder as the appointed developer.

When a future project is marketed, ask for its own brochure, unit plans and price list. Check the exact unit rather than importing assumptions from another project on the same road. Our purchase cash calendar helps organise the household’s payment dates, while our floor-plan guide helps compare the space actually being offered.

Lin Xuan or Ade can help arrange viewings and request available project documents for alternatives on your shortlist. Keep a future-site watchlist alongside that shortlist without treating it as confirmed stock.
