Correction published 17 October 2026. The previous article has been withdrawn because it presented unsupported legal and dispute-resolution claims. Do not rely on its references to a “Residential Tenancies Act”, automatic deposit or notice rules, tribunal outcomes or the earlier diagrams. We have removed that material.
Read the corrected tenant-rights guide
Use our maintained Tenant Rights in Singapore: Deposits, Repairs and Small Claims for the contract, evidence and jurisdiction questions to check. It explains the distinction between a negotiated agreement and a statutory rule, and why the actual documents matter.
Check the agreement and the appropriate dispute route
The Council for Estate Agencies’ current rental guidance says its tenancy template is optional and the parties may negotiate their terms. It identifies mediation, the Small Claims Tribunals and legal action as possible routes, subject to the circumstances. A template is not a universal rule governing every tenancy.
The Singapore Courts small-claims guide describes qualifying residential tenancy contracts not exceeding two years and the applicable claim limits. Check all eligibility and remedy requirements before filing. A monetary claim and recovery of possession are different questions.
If you relied on the previous article
Keep the actual agreement, notices, payment records and correspondence. Obtain advice before stopping rent, purporting to terminate an agreement, changing access or relying on a claimed deadline. This correction does not determine the rights or outcome of a particular dispute.
