The Canberra Drive executive condominium site has been awarded, but the land result does not tell buyers the future project’s selling price or when they can move in. Treat it as another forthcoming option to watch, then compare that wait with homes that already fit your budget and household timetable.
HDB’s final tender announcement records the award on 15 October 2026 to SNC3 Realty Pte. Ltd., HS Invesco Pte. Ltd. and Kay Lim Realty Pte. Ltd. for S$163,903,000. The 99-year site has an estimated 185 homes, subject to the developer’s actual proposal.
What the land result establishes
| Item | Published detail |
|---|---|
| Site area | 11,535.4 sq m |
| Maximum gross floor area | 18,457 sq m |
| Development | Executive condominium housing |
| Project completion period | 60 months from acceptance of tender |
That completion period is a tender condition, not a buyer’s key-collection appointment. Before planning a move around a future launch, obtain its actual sale documents, payment schedule and contractual possession terms. The land announcement supplies none of the selected unit’s layout, sale price or booking conditions.
Why the land price is not your purchase price
Dividing the award price by the estimated 185 homes gives roughly S$886,000 per estimated home. This is only a land-cost quotient. It excludes construction, financing, professional costs, marketing and other development expenses, and the final unit count may differ. It cannot be used as a predicted selling price, a discount or a measure of the developer’s profit.
The same distinction applies to a land price quoted per square foot of permitted gross floor area. That denominator is not the sale area of your chosen apartment. Comparing it directly with a completed unit’s asking price can produce a misleading impression of value.
Decide whether waiting serves your household
If you need to leave your present home on a fixed date, put that date ahead of a future development’s marketing appeal. Price the accommodation, storage and additional moves you would need if you wait. A family able to remain comfortably in its current home faces a different decision from one whose lease expires soon.
Keep an affordable completed alternative on the shortlist. Our new-launch versus resale comparison separates possession, waiting costs and the evidence available before purchase. A future option is useful only if you can accommodate its timing and conditions.
Check the selected location and unit when details arrive
Use the actual site plan to trace access from the proposed block to transport, food and daily services. Test the route with the people who will use it, including children or an older parent. Do not convert an estate name or a straight-line map distance into a walking-time claim.
For the apartment itself, compare bedrooms, storage, laundry space and work areas before focusing on shared facilities. An estimated small unit count does not establish the eventual maintenance bill. Ask for the actual contribution schedule, specifications and facilities once available.
EC eligibility and post-purchase restrictions need their own current checks for the project and buyers. Do not assume that eligibility for a completed private condo means eligibility for a new EC, or carry an old EC rule into a later development without checking its applicable conditions.
Keep the budget independent of a forecast
Build the purchase plan from confirmed income, available cash, eligible CPF and an actual lending assessment. Leave room for duties, fees, fitting-out and a household reserve. Avoid using a projected resale gain to justify instalments that are uncomfortable today.
