Choose a ground-floor or upper-floor condo by comparing the actual route and outlook of two units you could afford. Floor number alone does not tell you whether the home is private, easy to reach or comfortable with its windows open. A ground-floor home can still involve steps; an upper-floor home may have a straightforward lift route.
Trace the journey before judging the floor
Start at the entrance or drop-off point your household would use, rather than the sales-gallery entrance. Trace the route to the front door. Record doors, changes of level, slopes, exposed sections and any lift needed. Repeat the exercise from the parking space or public-transport approach that matters to you.
For a ground-floor unit, check whether the entrance is actually on that route and whether a patio creates another permitted entrance. For an upper-floor unit, inspect the lift lobby and the last corridor. Ask management about the arrangements when a lift is unavailable rather than assume that a low floor removes every access problem.
BCA’s accessibility update highlights accessible connections and lift design. It does not certify the route or interior of a resale home you are viewing. Inspect the selected property rather than infer accessibility from its age or floor label.
Test privacy from both directions
At a viewing, look out from the usual seated positions in the living room and bedrooms. Then, with appropriate access, consider what someone on a common path could see looking towards the unit. Note paths, communal seating, play areas and service access on the site plan. Avoid photographing neighbours or entering restricted areas.
At higher floors, examine the distance and alignment of facing windows and balconies. Height alone does not remove overlooking. If the home only feels private with curtains closed, decide whether that suits how you want to use the rooms.
Use the same comparison sheet
| Decision | Record for each unit |
|---|---|
| Arrival | Actual route, steps, lift and weather exposure |
| Privacy | Facing windows, common paths and usual curtain position |
| Outdoor space | Documented boundary, permitted use and cleaning access |
| Noise | What you observe, time of visit and nearby activities to revisit |
| Cost | Total unit price, essential work and recurring charges |
Price the preference without inventing a premium
Illustration: a S$1.90 million ground-floor home and a S$1.96 million upper-floor alternative differ by S$60,000. That is a comparison of two hypothetical total prices, not evidence of a market floor premium. Deduct neither a guessed rental uplift nor an assumed future resale gain from the difference.
If the cheaper unit needs additional privacy screens or repairs, obtain quotations and check permissions before treating the full difference as a saving. Outdoor area is useful only if you can use and maintain it as intended.
For an investor, assess the intended tenant household and dated rental comparables separately. For your own stay, choose the unit whose access, privacy and daily use survive a second visit. Keep an alternative if the decision depends on an unconfirmed alteration.
