Lucerne Grand’s launch-weekend take-up gives buyers a dated indication of demand, but the next decision is about the unit and the price available now. A strong initial sales result does not establish that every remaining layout is suitable or that the launch starting price can still be obtained.
The project and the dated sales result
CDL’s 16 September 2026 announcement describes 570 homes across five 17-storey towers at Lakeside Drive, directly linked to Lakeside MRT station. The development includes Lucerne Galleria, with a planned supermarket and food, beverage and retail space at Level 1. These are developer-announced project features, not observations of a completed estate.
Preview began on 18 September and sales opened on 3 October. In its 4 October release, CDL reported 350 homes sold as at 6pm that day, or about 61% of the project. It described average pricing of S$2,480 psf. That is the developer’s launch pricing statement, not a verified resale transaction average or today’s available-unit list.
Starting prices answer only part of the budget question
CDL’s September announcement advertised two-bedroom homes from S$1.498 million for 624 sq ft, three-bedroom homes from S$1.988 million for 883 sq ft, and four-bedroom premium homes from S$2.788 million for 1,152 sq ft. These were starting examples at announcement, not current quotations or a complete schedule of configurations.
Ask for the exact unit number, area, floor and total price before comparing. Do not multiply a selected home’s area by the launch average and treat the result as a quote. Likewise, a two-bedroom starting price cannot answer whether the unit with the orientation or floor your household wants fits the same budget.
Two bedrooms or three: put a price on the extra room
The developer’s announced entry examples offer a useful first comparison: S$1.498 million for 624 sq ft with two bedrooms, versus S$1.988 million for 883 sq ft with three. The difference is S$490,000 and 259 sq ft. That is approximately 32.7% more purchase price for 41.5% more stated area, calculated from the announced examples. These are different categories, not matched units or current available quotations.
The extra room can be more important than the area percentage. A couple working from home may value a door that can close during simultaneous calls. A family may need a permanent child’s bedroom rather than a desk in the living room. A parent staying occasionally creates a different requirement from a parent moving in with equipment or overnight care.
| Extra commitment | Illustrative amount |
|---|---|
| 25% contribution towards price | S$122,500 |
| Additional borrowing at 75% | S$367,500 |
| Extra monthly repayment at 4% over 25 years | About S$1,940 |
The financing row uses a hypothetical constant interest rate and monthly amortising repayment. It is not a bank offer or confirmation of eligibility, loan limit or CPF use. The S$122,500 is the assumed contribution to the price difference, not an all-in cash amount or an additional payment on top of the full price.
Tax, legal costs, furniture and the protected household reserve still need to be added separately. A buyer unable to fund the larger home’s monthly commitment should not rely on a future salary rise to bridge it. Equally, buying the smaller home only works if the space serves the household for the intended holding period.
Compare one ordinary weekday in each layout
Place the beds, dining table and workstations you will actually use on both dimensioned plans. Leave room to open cupboards and move around chairs. Then follow breakfast, work calls, laundry and bedtime in sequence. A third room used only occasionally may be less valuable than comfortable shared living space; a permanently needed third bedroom cannot be replaced by an occasional dining-table arrangement.
Keep tower position separate from room count. The household might prefer a smaller home on a suitable route to the MRT over a larger layout with an inconvenient arrival arrangement, but that is a decision about the actual unit. Ask for its route, floor, orientation and price together. Do not assume the lowest announced three-bedroom price buys the same facing as the two-bedroom example.
Finally compare a completed alternative with the required bedroom count. Include necessary repairs and the actual occupation date. Paying more for a new specification and a planned MRT link is easier to assess once the price of space, the waiting period and the daily route are visible in the same household budget.
Compare the daily journey with the floor plan
The proposed MRT link is a reason to examine Lucerne Grand if rail access is central to your routine. Check the actual route shown in the project documents, including how residents reach the station from the selected tower and how a pushchair or mobility aid would move through it. This article does not assign an unmeasured walking time.
Mixed-use convenience also creates questions about the relationship between homes, retail servicing and public circulation. Compare the unit’s position with access points and loading arrangements on the approved plans. Ask how residential access is separated from the commercial component; do not assume that being above shops settles the question of noise or privacy.
For the interior, place your own furniture on the dimensioned plan. Test bedroom access, dining clearance, storage and the space needed for working from home. Ask which fittings are included in the contract and which showflat elements are decorative. Our showflat checklist helps organise that comparison without relying on the dressed display.
A useful comparison needs a real alternative
Compare the selected Lucerne Grand home with an available completed home that meets the same household need. A completed property lets you inspect the actual common areas and unit condition, while an uncompleted purchase requires closer attention to plans, contractual specifications and the move-in programme. Add any immediate repairs to the completed home’s budget before calling it cheaper.
An investor should ask for dated rental evidence for genuinely comparable units, including size and condition, rather than infer a rental premium from launch take-up. Check recurring charges and allow for vacancy and repairs. The initial sales percentage is neither rental evidence nor a promise about resale liquidity.
Before reserving a unit
Obtain the latest unit-specific quotation, complete floor plan, specifications, maintenance-charge estimate and contractual possession provisions. Confirm tenure and the lease commencement date from the sale documents. If your move depends on selling another home, build both funding dates into the plan before committing.
Start with our new-launch buying guide and IPA guide. Lucerne Grand merits a shortlist for buyers assessing rail access and mixed-use convenience; the selected unit, current price and household cash plan should decide whether it stays there.
