One Marina Gardens deserves a place on a shortlist if you want a new home in Marina South and can wait for both the development and its surrounding neighbourhood to mature. The buying decision becomes harder if it depends on a fixed MRT opening date, an uninterrupted view or rental income that has not been tested against the price of a specific available unit.

What the current primary sources establish
Kingsford's project website identifies 937 homes, a 99-year lease commencing on 9 October 2023 and expected vacant possession on 30 April 2029. The possession date is a developer-stated expectation, not confirmation that a particular unit will be ready for occupation on that date. Review the sale agreement and the latest written project update before committing to your moving plan.

A March 2025 launch price or an older balance list is not a September 2026 offer. Ask for the full purchase price of the actual unit, not only the development's lowest advertised price per square foot. The update does not conclude that today's stock is cheap or expensive without that evidence.
Planned connectivity is different from an operating station
LTA's Thomson-East Coast Line page says Marina South will open alongside surrounding developments, with its opening date still to be advised. That does not establish that the station will open on the developer's expected possession date.
URA's Marina South plan describes a future neighbourhood with more than 10,000 homes, pedestrian connections, retail and childcare. It identifies direct station connectivity for One Marina Gardens. Those plans explain the long-term proposition, but they are not a checklist of facilities already operating for residents.
For your household, make two travel plans: one using routes verified as available when you move, and another including future links only after they are confirmed. Time the journey from the relevant development entrance to the actual workplace, school or care arrangement. Include crossings, waiting, interchange time and shelter. Old fare screenshots and a station-to-station duration do not establish a current door-to-door commute.
For daily living, ask where you would buy groceries, collect a prescription and get a simple meal while the precinct develops. Confirm childcare places separately from the existence of a planned childcare centre. Recheck the surroundings before paying for a view
On 13 August 2026, URA released a further Marina Gardens Lane site that could yield about 390 homes, with its tender scheduled to close on 15 October 2026. This is a separate land-sale exercise, not One Marina Gardens inventory or an awarded project with a known launch price.
The announcement reinforces the need to consider future buildings. It does not, by itself, establish which view from One Marina Gardens will be affected. Match the exact stack and floor to the current site plan, surrounding land parcels and verified planning information. Ask what the view illustration assumes about neighbouring land. Treat an empty plot as land whose future use needs checking, rather than as a permanent opening.
Also ask about construction access and the household's tolerance for activity around a developing precinct. This update has no measured noise survey or verified construction timetable. Someone working from home all day may value an established setting differently from someone who spends most weekdays outside the home.
Test a real layout against the way you live
The developer's published Type 1BR1 floor plan is labelled 40 square metres, or 431 square feet. It shows a balcony, a kitchen along the entry side, a living area and one bedroom. The drawing is a useful starting point; it does not prove that the illustrated furniture matches yours or that this unit type remains available.
For a single occupant or couple, test the dining and work arrangement with chairs pulled out. Identify where luggage, cleaning equipment and laundry will go. A balcony may be valuable outdoor space to one buyer and less useful than an indoor work area to another. Use the exact unit's dimensions before paying a premium for a particular label or view.
For a larger household, obtain the relevant larger-unit plan and repeat the exercise with its own furniture and circulation needs. Do not extrapolate the one-bedroom observations across all 937 homes. Check the current specifications, maintenance-charge estimate, parking arrangements and any applicable charges in writing. A facilities list is not a monthly ownership budget.
The old yield illustration needs a new evidence base
The original review used a S$1.16 million entry price and an assumed S$4,800 monthly rent, informed by an asking rent at Marina One Residences. Those are historical inputs, not a current One Marina Gardens quotation or a signed tenancy. The stated gross-yield arithmetic was approximately 4.97%, but it was not a net return or a verified rental forecast.

The S$8,000 is a teaching assumption, not an estimate of the project's actual maintenance, tax, repairs or leasing fees. Financing, acquisition costs and income tax are excluded. A return on total acquisition cost would use a larger denominator where purchase expenses apply; a financed cash-flow calculation also needs debt payments. None of the rows is an after-tax investment return.
For a present decision, replace the old purchase price with the current written quotation, use recent comparable tenancy evidence rather than a single asking listing, and itemise costs. Test a longer vacancy and weaker rent. If the investment only works when rent rises before completion, recognise that as a forecast on which the purchase depends.
Compare the home you can actually buy
Marina One Residences is a relevant comparison to investigate because it was the original review's rental reference. Start with its official development information, then obtain current unit-specific sale and tenancy evidence. A development-wide average cannot tell you whether a particular One Marina Gardens unit offers better value than a differently sized, differently facing home elsewhere.
Keep the comparison consistent: total price, usable layout, remaining lease, possession and tenancy status, immediate works, recurring costs and the routes you will actually use. There is no verified current price comparison or rental transaction dataset in this update, so it does not declare a winner.
Before reserving a unit, collect a dated quotation, the exact floor plan, payment schedule, written specifications and ownership-cost estimates. Resolve your financing and any sale of your existing home on that timetable. Keep money aside for life after the move, including the possibility that facilities or neighbourhood links arrive later than hoped.
The strongest reason to buy would be a home and price that work for your household under today's verified terms, with future improvements as an additional benefit. Waiting, renting first or choosing another home remains reasonable if the purchase needs too many unconfirmed promises to make sense.
