This Farrer Park neighbourhood guide looks beyond the familiar mall-and-medical-hub description. For a buyer, the useful questions are which homes are genuinely comparable, how the street feels at the hours you use it, and whether the total cost fits your household.
Getting around Farrer Park
Farrer Park MRT is NE8 on the North East Line. Little India and Dhoby Ghaut are the next two stations towards HarbourFront, as shown on the LTA rail map. City Square Mall identifies Exit I as its station access.
Use that as a starting point for your own walk. A mall’s station connection is not necessarily a sheltered route from the development you are viewing. Check the residential gate, pedestrian crossings and the entrance you will actually be allowed to use. For a family, repeat the route with the school run and grocery trip in mind.
Which nearby buildings are residential?
City Square Residences is freehold. CDL’s property portfolio identifies it as a 910-unit residential development. Confirm the title and the details of the particular unit during the purchase process; a tenure label alone does not tell you about condition or maintenance costs.
Centrium Square is a commercial development, not a condominium. Developer Tong Eng lists freehold offices, medical suites and retail units. Do not include its prices in a residential condo comparison. Similar names and nearby addresses can conceal very different types of property.
For a private apartment, compare recent transactions within the same development before widening the search. Match size, layout, floor and facing as closely as possible. Ask for the maintenance charges and information about planned major works. A freehold title does not prevent the building from ageing or its owners from facing repair bills.

These are all three Farrer Park Road records in the August extract. They demonstrate that the local buying decision is not limited to condominiums. They are not an estate-wide price guide: two are 62 sq m three-room flats, while the other is a 90 sq m four-room flat on a substantially higher floor band.
Before setting a budget, decide which housing route is open to you and which layout you need. A headline condo price per square foot is not a useful benchmark for an HDB flat. Compare the total amount you would pay, the lease, financing, renovation needs and ongoing costs of each actual home.
The hospital and mall: amenities, not a rental guarantee
The Farrer Park Company describes Connexion as an integrated healthcare and hospitality development. That explains the area’s medical and hotel activity. It does not establish demand for a particular residential unit or justify assuming that hotel guests will become your tenants.
If buying to rent out, ask for evidence of achieved residential rents for comparable units. Check tenant suitability, permitted use and the applicable rental rules. Calculate an affordable holding period after financing, maintenance, property tax, repairs and vacancy. Keep any assumption about future rent separate from an observed transaction.
What an own-stay buyer should inspect
- Bedroom conditions: visit at an evening or weekend hour as well as during the day. Check road activity and noise from neighbouring premises at the exact stack.
- Usable space: place your beds, desks and dining table on the floor plan. Check whether advertised floor area translates into rooms you can use.
- Building upkeep: inspect lifts and shared areas, and ask about maintenance charges and planned works.
- School planning: check the particular address against MOE’s registration rules. Do not pay a premium on the assumption that proximity guarantees admission.
Who should shortlist Farrer Park?
It is worth investigating if your daily routine benefits from this part of the North East Line and you want shops and services close at hand. Buyers seeking a quieter residential setting should compare specific streets and stacks before deciding whether the location works for them. A postcode cannot settle that question.
Compare it with Potong Pasir along the same rail line, or MacPherson if a two-line interchange is more useful for your household.
