This Potong Pasir neighbourhood guide focuses on the choice facing many buyers: an established HDB home, or an alternative nearer the newer Bidadari amenities. Start with actual flats and their costs, rather than assuming that one side of the comparison is always better value.
Potong Pasir and Bidadari are not interchangeable addresses
A listing in the established Potong Pasir estate and one around Bidadari can offer different routes to transport, shops and green space. NParks identifies Woodleigh as the nearest MRT station to Bidadari Park. Do not assume that every Potong Pasir home has the same convenient access to it.
Walk from the flat itself to the places you expect to use regularly. Test crossings, shelter and the return trip with groceries or a pram. If the park is the reason for stretching your budget, make the actual park route part of the viewing rather than an assumption based on the neighbourhood name.
MRT connections: count the journey correctly
Potong Pasir is NE10. Woodleigh is the next station towards Punggol Coast, and Serangoon is the following one: Serangoon is two stops away, not one. Use the current LTA rail map to compare routes and interchanges.
A station-to-station journey is only part of a commute. Include the walk, waiting time and any transfer at the other end. If two adults travel to different workplaces, compare both journeys before accepting a convenient route for one person as a household-wide benefit.

The August extract contains six Potong Pasir Avenue 1 transactions. These four were selected to show the recorded low and high prices within each of the three-room and four-room groups. The flats differ in size, model and floor band. This small, single-street sample cannot establish a valuation for another flat or a price trend for the entire estate.
Notice that even the two three-room examples have different floor areas. Compare usable bedrooms and living space as well as the flat-type label. For an older unit, obtain a realistic renovation assessment, including essential work that will not be obvious from freshly painted walls.
The remaining leases above are the figures recorded for those transactions. Check the actual lease of the home you want, then confirm your financing and CPF position. Neither a seller’s expectation of redevelopment nor a general discussion of future estate renewal should be treated as money you can rely on to fund the purchase.
Look beyond a single month: the Avenue 1 sample
The June-to-August 2026 extract contains 13 registered sales on the exact street label Potong Pasir Avenue 1: eight three-room and five four-room flats. September is excluded because it is incomplete. These counts cover this street only, not Avenue 2, Avenue 3, Bidadari or private homes.

All 13 records have a 1984 lease commencement year, but they are not interchangeable homes. The three-room flats span 67 to 75 sq m; the four-room flats span 93 to 103 sq m. A flat-type label is therefore too broad to serve as your only comparison.
For the eight three-room records, the median is S$460,444. For the five four-room records, it is S$648,000. With such small samples, individual transactions have a large influence. These numbers describe the selected period; they do not establish that prices rose or fell, what a seller will accept today, or what another unit is worth.
Why a four-room median is not a budget for every four-room flat
The recorded four-room prices span S$585,000 to S$850,000, a difference of S$265,000 within just five sales. The data does not reveal the interior condition, renovation quality, precise unit number or outlook. Do not assume the upper end is simply a renovated version of the lowest-priced home.
For a specific listing, sort the records by floor area, model, storey band and remaining lease, then inspect the closest candidates in context. If only one record resembles the unit, say so instead of treating the entire street median as a precise benchmark. A lender’s valuation and the cash required for the purchase are separate checks.
Comparing with Circuit Road
In the same three months, Circuit Road’s 16 four-room sales had a S$1,021,944 median, but their leases commenced in 2016 or 2020, compared with 1984 for the five Avenue 1 sales. The lower Avenue 1 median is not a like-for-like discount. Decide whether the lease, layout and actual route to work suit you before using the difference to expand your renovation budget. Write down the price you can fund, necessary works, Buyer’s Stamp Duty, other applicable duties and fees, moving costs and the reserve you will retain. Use quotations and confirmed funding, not the sample median, for that worksheet. For an investor, these sale records establish neither achievable rent nor a rental yield.

How to compare an older flat with a newer alternative
- Budget: put the purchase price, necessary renovation, moving costs and ongoing payments on the same worksheet. Keep a contingency for work discovered after handover.
- Space: compare the rooms you will use, storage and circulation. A larger floor area is only valuable if its layout works for you.
- Lease: compare the remaining years at purchase and at the time you may want to move again. Get property-specific financing advice.
- Daily life: compare the actual walk to transport, food and schools, including the crossings you would use with children.
Quiet surroundings need to be checked at the unit
Do not assume that a small estate means every home is quiet. A flat facing a road, playground, loading area or common corridor can feel very different from another flat in the same block. Visit at least twice at different times and spend a few minutes in each bedroom without conversation masking the background sound.
For school planning, use the exact address and MOE’s Primary 1 registration guidance. Nearby schools can be relevant to your shortlist, but proximity does not guarantee admission. If a school is central to your decision, verify that point before agreeing a price.
A sensible shortlist for buyers and investors
An own-stay buyer should be able to explain what the extra money for a chosen home buys: a more suitable layout, a longer lease, a route the family will use or a condition that reduces immediate work. If the only explanation is that the wider area will “benefit from Bidadari”, ask for a more concrete comparison.
An investor needs separate evidence of achievable rent and holding costs. Nearby improvements may make a location more appealing, but they do not prove that a purchase price leaves a reasonable return. Check comparable transactions and rental evidence for the same type of property, and test a period of vacancy before committing.
