MacPherson and Circuit Road: HDB Prices, Leases and Buyer Trade-offs

This MacPherson neighbourhood guide is for buyers weighing an established estate against the cost of a newer home. The area’s rail connections are useful, but the biggest differences between two listings may be their leases, layouts and renovation needs.

MacPherson MRT: useful connections, but test the walk

MacPherson is an interchange between the Circle Line (CC10) and Downtown Line (DT26). Paya Lebar is one Circle Line stop away and connects with the East West Line. Check the current LTA network map against your actual destination.

For a Circuit Road viewing, walk from the station exit to the lift lobby. Include crossings, unsheltered sections and the route you would take with shopping. A short train ride is less useful if the first and last parts of your journey are awkward. Repeat the trip at the hour you normally leave for work.

Circuit Road prices: the block matters more than the label

These examples were selected from the 12 Circuit Road transactions in the August extract to show different flat sizes and leases. Block 63’s three-room sale had 39 years and six months remaining; Block 18D’s had 89 years and three months. The latter was also larger and in a different floor band. This is not a like-for-like comparison, and the price difference cannot be attributed to lease length alone.

For your shortlist, first collect transactions with the same flat type, a similar floor area and a comparable lease. Then inspect layout and condition. A cheaper flat that needs substantial electrical, plumbing and bathroom work can consume money you expected to retain for savings. A newer flat may cost more upfront while still having a layout that does not suit your household.

Do not work out the remaining lease from the building’s appearance or completion date. Use the property’s lease details and get the financing and CPF position checked for your circumstances before committing. The figures above describe the recorded sales, not the lease of every flat on the street.

Circuit Road versus Potong Pasir: compare the mix before the median

We expanded the sample to all registered transactions from June to August 2026 on Circuit Road and Potong Pasir Avenue 1. These are two exact street labels, not the whole MacPherson and Potong Pasir neighbourhoods. September is excluded because the month is still in progress. The table covers three-room and four-room flats; Circuit Road also had two two-room transactions outside this comparison.

The apparent price ranking reverses with flat type. Circuit Road’s three-room median was S$320,000 against S$460,444 on Potong Pasir Avenue 1. For four-room flats, Circuit Road’s median was S$1,021,944 against S$648,000. These are medians of different collections of homes, not a matched comparison or proof of a neighbourhood premium.

The underlying records explain why the distinction matters. Circuit Road’s three-room sales ranged from 52 to 68 sq m, with lease commencement years from 1967 to 2020. Potong Pasir Avenue 1’s three-room sales were 67 to 75 sq m, all with leases commencing in 1984. In the four-room sample, Circuit Road’s leases began in 2016 or 2020; the Avenue 1 sample again had 1984 leases. Age, area, model and floor band vary alongside location.

Two very different three-room groups on Circuit Road

Of Circuit Road’s 27 three-room transactions, 23 had leases commencing from 1967 to 1971. Their recorded prices ranged from S$280,000 to S$355,000, with a median of S$318,000 and floor areas of 52 to 61 sq m. The remaining four had 2016 or 2020 leases, areas of 67 to 68 sq m and prices of S$720,000 to S$813,000. Their median was S$777,944.

This split uses the lease commencement years actually present in the records. There are no intermediate lease vintages in this three-room sample. Four sales are a small basis for a generalisation, and the two groups differ in space and other characteristics. The gap does not isolate the value of additional lease years.

For a buyer with a budget closer to the older group, the next question is whether those smaller, shorter-lease flats can accommodate the household and be financed on acceptable terms. For a buyer considering the newer group, compare actual alternatives at that higher price instead of anchoring to the street-wide median.

Daily life around Circuit Road

The market and food-centre setting is part of the area’s appeal. It is also a reason to view the precise stack carefully. Check where deliveries stop, where rubbish is collected and whether your windows face a busy road or an active communal space. An agent’s description of a “quiet estate” cannot answer those questions for a particular bedroom.

  • Working from home: stand in the room you would use as an office, with the windows open and closed. Check light, heat and noise during your working hours.
  • Older family members: follow the lift-to-street route, including any steps and crossings, instead of relying on a map distance.
  • Families: verify school eligibility for the exact address using MOE’s Primary 1 registration guidance. A nearby school is not an assured place.

Does proximity to Paya Lebar make it a good investment?

It is a reason to investigate demand, not evidence of a rental premium. A prospective tenant compares the rent, the unit and the whole journey to work. Before relying on a “PLQ spillover” story, ask for recent achieved rents for comparable homes and check the rules governing your proposed rental arrangement.

Build the holding-cost estimate around the actual property: financing, maintenance, taxes, repairs, vacancy and reletting costs. Test whether it remains affordable if the rent is lower or the property is vacant for longer than expected. Buying close to an employment centre does not remove those risks.

What to compare before offering

Shortlist one older flat and one longer-lease alternative that you can actually finance. Compare the total purchase and renovation budget, usable rooms, lease at your intended resale date and door-to-door commute. If a shorter lease is the main reason a home fits your budget, be clear about the trade-off you are accepting.
