Dakota and Mountbatten Guide 2026

This Dakota and Mountbatten neighbourhood guide is for buyers comparing HDB flats and private homes around the Circle Line. The useful comparison is between specific properties: their price, remaining lease or tenure, condition and the journeys you will make every day.

Start with the station and the residential entrance

Dakota (CC8) and Mountbatten (CC7) are on the Circle Line. From Dakota, Paya Lebar is one stop away, with an East West Line interchange. The LTA network map does not identify Paya Lebar as a Cross Island Line interchange.

Check which station entrance makes sense for the home you are viewing. A straight line on a map can cross a boundary or road that changes the real walk. For condos, start from the usable pedestrian gate; for an HDB flat, start from the lift lobby. Walk the route in the direction you would use after work as well as in daylight.

This is the sole Dakota Crescent transaction in the August extract, included as a recent example of an HDB resale home in the area. It is not a local average or a valuation of another unit. Compare further months and similar blocks, flat models and floor bands before drawing a conclusion about price.

Do not confuse the historic Dakota Crescent estate with the whole neighbourhood’s housing stock. For an HDB purchase, check the specific flat’s lease, condition and eligibility requirements. For a private home, verify its tenure and compare transactions within the same development before treating another property with a Mountbatten address as a close comparable.

Freehold or leasehold: what does the extra money buy?

A freehold title can matter to a buyer with a long holding period. It does not tell you whether the asking price is attractive, whether the layout works or how much the building will cost to maintain. Nor does it remove the need to check financing and CPF rules for the purchase.

Compare the total price, usable floor area, condition, maintenance contributions and planned major works. Then compare the route to the station and the surroundings of the actual stack. Paying more for a tenure label may be a deliberate choice, but it should be clear what you are giving up elsewhere in your budget.

Old Airport Road: inspect convenience and its trade-offs

The food-centre setting is an obvious point to include in a viewing route. Visit when you would normally eat there, and walk back to the unit. If the home faces an active road or food-related premises, check delivery activity, ventilation and sound from the bedrooms instead of treating proximity as an unqualified benefit.

A household with older family members should test lift access, crossings and shelter. Someone working from home should inspect the proposed workroom during office hours. These checks are more useful than a general promise that the neighbourhood suits every lifestyle.

Dakota Crescent’s heritage: be precise about what is retained

URA’s Master Plan heritage page describes a cluster of six blocks surrounding the Dove Playground at the estate built in 1958. It discusses the area under sites proposed for conservation. That is different from saying only a single block or a building called “The Dove” remains.

Heritage can contribute to the character of a place. It should not become a promise of a protected view, guaranteed access, a future resale premium or a particular construction schedule for a neighbouring property. Check the relevant planning documents for the exact site and keep proposals separate from completed works.

Before you make an offer

  • Inspect twice: choose different times to assess heat, light, road activity and bedroom noise.
  • Compare the same housing type: use relevant transactions, not a broad district average combining unlike homes.
  • Check costs: include necessary renovation and recurring payments, with a contingency for repairs.
  • Verify school assumptions: use the actual address and MOE’s registration guidance. A broad postal area does not establish eligibility or admission.
  • For an investment: substantiate achievable rent with comparable residential evidence. Test vacancy and costs; do not substitute a future-infrastructure story for the numbers.
