Sembawang Anchor has the shortest stated wait among three November BTO projects highlighted by HDB on 1 November: two years and ten months. Bayshore Oasis and Plantation Dew each have three years and two months. For a buyer renting while waiting, the four-month difference belongs in the budget alongside location, flat type and the eventual purchase price.

Three projects, different household choices

HDB’s announcement lists 1,310 flats at Sembawang Anchor, 855 at Bayshore Oasis and 710 at Plantation Dew. Together they total 2,875 flats. These are announced project totals, not a statement of units available to a particular applicant.

HDB’s stated November project comparison, 1 November 2026
Project Stated wait Flat types announced
Sembawang Anchor 2 years 10 months 2-room Flexi, 3-room, 4-room, 5-room
Bayshore Oasis 3 years 2 months 2-room Flexi, 4-room
Plantation Dew 3 years 2 months 2-room Flexi, 3-room, 4-room, 5-room, 3Gen

HDB will announce the classification categories when the sales exercise begins. Plantation Dew will offer the White Flat option, including 5-room flats for the first time. Do not turn a projected classification or an announced layout option into a promise about your chosen flat.

What four fewer months could mean in cash

Hypothetical rental comparison: assume a household pays S$2,500 a month throughout either waiting period, starting both comparisons on the same date. Thirty-four months costs S$85,000; thirty-eight months costs S$95,000. The four-month difference is S$10,000. These are invented rents and simplified durations, not HDB rent quotations or guaranteed occupancy dates.

At S$3,200 a month, the same durations cost S$108,800 and S$121,600, a difference of S$12,800. The extra S$700 each month changes the full waiting-period bill substantially. A household living with family at a lower agreed contribution will get a different result.

These totals exclude deposits, moving, rent changes and any extra accommodation after construction while the flat is prepared for occupation. They also do not represent the mortgage cost after purchase. Compare the two stages separately so that a rental saving is not mistaken for a reduction in the flat’s price.

Test a delay without predicting one

If the S$2,500-rent household adds a purely hypothetical three-month accommodation contingency, it needs another S$7,500. That is a planning allowance, not a forecast that any named project will be delayed. Its value is showing whether the household has room to extend a lease or pay for a later move.

A stated construction wait also need not match the last day of the household’s tenancy. Add time for the actual key-collection arrangements, the works the household chooses and a workable moving date. Avoid ending accommodation solely by counting months from a headline.

Let the daily journey influence the choice

Shorter waiting can be valuable, but it cannot make an unsuitable location or flat type work for a family. Compare the commute, care arrangements and space needed after moving. A buyer who needs a 5-room flat is comparing a different set of options from someone choosing a compact home.

For a household with an acceptable temporary home, paying for a longer wait may be a reasonable trade for the right long-term location. For one facing expensive rent or an urgent move, the accommodation bill deserves more weight. Compare that bill using your own dates and rent before deciding which project to pursue.

Start with our HFE and household-budget guide, then use the purchase cash calendar to organise payments. The most useful shortlist combines a suitable home, the actual eligibility outcome and an accommodation plan that remains affordable if dates change.
