A larger balcony is worth paying for when your household will use it and the indoor rooms still work. If the extra area comes at the expense of a dining space, storage or a workable bedroom, the headline floor area can disguise the compromise.

Start with the documented area breakdown

Ask what the stated unit area includes and obtain a dimensioned plan for the exact unit. Mark the balcony separately from the rooms, ledges and other components shown in the documents. Do not subtract guessed measurements from a brochure image and call the result a certified usable area.

Compare two units on the same basis. A price per square foot calculated from the advertised total area does not describe the price of furnished indoor space. Use total price and the actual room dimensions to decide whether either unit meets your needs.

Give the balcony an actual job

Choose a realistic use: meals for the household, a quiet seat, plants or another permitted activity. Draw the furniture footprint, including chairs pulled out and the route through the doors. A table fitting tightly on a plan does not establish that people can move around it comfortably.

At a completed property, inspect exposure, drainage and cleaning access and revisit at a relevant time if afternoon sun or nearby activity would change your use. For an uncompleted property, ask for the orientation and relevant plans. Do not assume a render establishes shade, privacy or an unobstructed view.

Do not buy it on a conversion assumption

URA’s balcony guidance treats balconies as semi-outdoor space and says they must not be enclosed with walls or glass panels. It also sets conditions for screens. Do not price a balcony as a future enclosed study. Check the particular proposal with the relevant professionals and management before relying on an alteration.

If an advertised resale home already has an enclosure, request its approval records. The existence of the works is not proof that the use is permitted. Contact the LovelyHomes team for a property-lawyer introduction if the sale depends on resolving that issue.

A comparison that puts the household first

Use the same tests for both shortlisted homes
Test What makes the comparison useful
Dining Can everyone eat indoors when the balcony is unsuitable?
Bedrooms Do the bed, wardrobe and opening doors fit?
Work Is there a workable indoor desk without assuming enclosure?
Outdoor use Does the balcony fit the intended activity with clear access?
Budget What is the total price and essential fit-out cost?

Illustration: paying S$40,000 more for a unit with a balcony you prefer uses S$40,000 of purchase budget before any other cost changes. That is not a measured market premium. Ask which household benefit earns that allocation and what alternative use of the money you are giving up.

Investors should seek actual rental evidence rather than assume a bigger balcony produces more rent. Owner-occupiers should test a normal week, including days when everyone stays indoors. If both homes work, the choice can be a preference; if only one works indoors, resolve that basic need first.

Our floor-plan guide explains furniture and drawing checks. Keep the household reserve separate from optional furnishing.
