Buying out a co-owner changes more than the names on a title. The remaining owner needs to fund the acquisition and the home’s future bills. The outgoing owner needs to know how much will reach their bank account after the loan, CPF refund and other deductions.
This guide covers the money questions in a proposed private residential co-owner buyout, often called decoupling. It does not establish that a particular arrangement qualifies for tax relief or lender approval. HDB flats, executive condominiums with continuing restrictions, trusts and transfers under court orders need separate checks. Updated 30 Sep 2026.
Keep the two owners’ positions separate
If A sells their entire interest to B, B becomes the sole owner of this home. B has not become a first-property buyer by acquiring more of it. A is the person whose ownership position may change for a later purchase, subject to their other interests, the transaction’s legal effect and the relevant dates.
IRAS counts partial residential interests and uses contract or agreement dates for property counting. A registration date alone is not a reliable planning rule. Have the conveyancer map the actual instruments before committing to a second purchase. Do not assume removing a name from ownership also releases that person from a loan.
Calculate the acquisition duty on the interest being bought
For an ordinary purchase of a residential share, BSD uses the higher of price or market value. Deducting the mortgage from the share’s value is not the BSD calculation. Nor should you calculate BSD on the whole home and simply halve the resulting duty.
| Value band | Duty |
|---|---|
| First S$180,000 at 1% | S$1,800 |
| Next S$180,000 at 2% | S$3,600 |
| Remaining S$390,000 at 3% | S$11,700 |
| Total BSD | S$17,100 |
The example assumes both the agreed price and market value of the acquired interest are S$750,000. It is not a valuation, and the duty is not S$20,100 as the earlier table stated. Add any applicable ABSD separately.
ABSD is profile-specific. IRAS’s current FAQ says a Singapore citizen who owns only one residential property and acquires the co-owner’s additional interest in that same property pays no ABSD on that acquisition, while BSD remains payable. That answer does not make every spouse transfer exempt. Check other ownership, citizenship, beneficial interests and the precise relief conditions. Entities and trusts are not tax-free substitutes.
Get a completion statement, not just a sale price
Ask the conveyancer to show where every dollar goes. The seller’s gross share price is not their cash proceeds, and a CPF refund is not money available in a bank account for the next option fee.
| Assumed item | Amount |
|---|---|
| Consideration for A’s interest | S$750,000 |
| Agreed loan-redemption allocation to A | Less S$250,000 |
| A’s confirmed required CPF refund | Less S$200,000 |
| Cash before other deductions | S$300,000 |
All amounts are illustrative. The S$250,000 loan allocation and S$200,000 refund are assumptions, not amounts inferred from a 50% ownership share. Legal costs, any SSD, redemption charges and other completion adjustments remain excluded. The remaining owner must fund the purchase and any required loan restructuring; the seller’s deductions do not make those obligations disappear.
Do not estimate a share-transfer CPF refund from ownership percentages
CPF Board explains the part-share refund rules: principal used and accrued interest generally need to be refunded. For an owner aged 55 or above, a property pledge can add a refund requirement; the published guidance also contains a pre-2013 retirement-sum exception.
There is a particular calculation when a market-value share sale cannot fully cover the housing refund after the seller’s share of the outstanding loan. CPF compares two figures, subject to its stated cap. Do not assume either a universal cash top-up or the ordinary whole-property sale answer. Obtain the required refund through CPF’s Home ownership dashboard and ask CPF Board about any shortfall before agreeing the completion funds.
Ask the lender to assess the actual arrangement
MoneySense explains that borrowing depends on the lender’s assessment, debt commitments, loan tenure and applicable loan-to-value rules. A maximum lending limit is not an offer. Obtain the proposed loan amount, repayment schedule, conditions, release of the outgoing borrower and any early-redemption charges in writing.
Build a dated cash schedule for deposits, duties, legal bills, redemption and completion. Ask which payments can use CPF, whether reimbursement is involved and when funds become available. Do not spend an expected CPF refund or loan drawdown before its availability is confirmed.
Then test the remaining owner’s monthly budget with lower income or a higher interest rate. Include maintenance, tax, insurance, repairs and ordinary family spending. If the plan depends on every rental month being occupied, show a vacancy period and a repair bill too. These are stress scenarios, not forecasts.
Check disposal duty now and on a later sale
IRAS assesses SSD by acquisition date. Residential interests acquired from 11 March 2017 to 3 July 2025 have a three-year holding period; those acquired from 4 July 2025 have a four-year period, subject to applicable exemptions. Where interests were acquired at different times, their holding periods are considered separately. A recently purchased additional share therefore needs its own later-sale check.
HDB expressly disallows resale of part-share between a married couple. Do not apply this private-home illustration to an HDB flat or assume that paying duty grants permission to transfer it.
Finally, sections 33A and 33B of the Stamp Duties Act address tax-avoidance arrangements and resulting adjustments. A market-value price alone does not certify a whole arrangement. Before deciding, compare the household alternatives in our decoupling decision guide and take the proposed sequence to your conveyancer and lender.
Correction, 30 Sep 2026: replaced incorrect BSD tables, misleading CPF and funding examples, the wrong description of which owner exits, blanket savings and entity-tax claims, fixed fee and timing promises, and outdated SSD guidance. Misleading charts were removed. This is source-checked editorial guidance, not approval of an individual transfer.
