The revised plans for Sunset Way and Gillman Barracks retain more greenery while providing for about 11,000 homes over the next decade. For a household choosing where to live, the useful distinction is between a long-term housing opportunity and a project it can actually apply for. Site preparation dates are not BTO launch dates.

Two locations, different housing plans

HDB’s revised plans of 28 October provide for around 4,000 public homes at Maju Forest and Sunset Way. Gillman Barracks is planned for around 7,000 homes, including about 5,500 public homes. The figures remain broad planning estimates, with detailed design to follow.

That distinction matters when reading the total. The entire 11,000-home headline is not a single BTO supply figure, and it is not an application pool arriving in one exercise. Buyers will need the eventual project mix, eligibility conditions and launch details before comparing a specific opportunity with a resale home available now.

What the additional greenery means

At Maju Forest, retained greenery increases from eight to ten hectares, around 45% of the 23-hectare site. At Gillman Barracks, the planned retained greenery increases from eight to twelve hectares. The latter is around 60% of the existing 20 hectares of greenery, rather than 60% of the entire development site.

The plans incorporate greenery into nature parks, including the upcoming Alexandra Nature Park at Gillman. The same 25 heritage buildings at Gillman Barracks are to be retained. Taller blocks are being considered to use the remaining development area more efficiently; the announcement does not establish the height or outlook of an eventual flat.

For buyers, greenery can support a location preference, but the block and unit still determine the experience. An eventual park-facing description will need checking against the actual plan, orientation and route to the park. Retaining green space does not mean every home will have an unobstructed green view.

Read the works calendar carefully

Location Announced works timing What it does not establish
Gillman Barracks Site works expected in the second half of 2027, beginning with demolition; land preparation in 2029 A BTO application window or occupation date
Maju Forest Land preparation expected in the first half of 2028, with public access restricted when works begin The launch or completion date of a selected block

HDB says further housing details and launch dates will be announced when ready. Environmental management and monitoring arrangements will precede works in vegetated areas. Households should therefore keep a practical moving plan that works without an assumed application date at either location.

Someone whose lease ends next year faces a different decision from a household able to remain with family for several years. Waiting for a preferred location can be reasonable, but the accommodation cost and uncertainty belong beside the expected benefit. Our BTO waiting-cost comparison explains how to put time and rent into a household budget.

Build a shortlist with two timelines

Keep one shortlist for homes that meet the household’s actual moving deadline and another for future projects worth following. In the first, compare the specific flat’s condition, remaining lease, assessed financing and travel routine. In the second, record the official planning milestones and the features that make the location attractive.

A future public housing plan does not establish the value of a nearby resale flat or guarantee appreciation. Likewise, a familiar neighbourhood name does not prove a convenient walk from every proposed block. When project plans arrive, compare the actual block with the daily journey to work, childcare, shops and transport.

Before applying for an eventual launch, revisit the HFE and household-budget guide and use the launch’s actual prices, classification and estimated completion. The revised plans are worth following for their housing and greenery balance. They are a reason to monitor these locations, while keeping today’s housing decision grounded in the household’s own deadline.
