Correction, 27 October 2026: We have withdrawn the former HDB resale eligibility guide because its financing, eligibility and grant explanations could mislead buyers. Do not rely on its former quick answers, tables, graphics, worked example or FAQs.

The financing advice was unreliable

The guide described an 80% HDB loan limit and said the concessionary rate was fixed for the life of the loan. MoneySense’s current housing-loan guidance, checked on 27 October 2026, states that an HDB loan may be up to 75% of the lower of purchase price and valuation, subject to credit assessment. The rate is pegged at 0.1 percentage point above the prevailing CPF rate and reviewed quarterly. The former guide’s assurances should not be used to set a purchase budget.

The remaining eligibility examples have been withdrawn

The article also gave conflicting citizenship statements and unsupported blanket explanations of grants, property-disposal waits, option payments and eligible flat types. We have removed those explanations, including the associated graphics and calculations, rather than leave a partly corrected guide in circulation.

Before committing to a flat, use the HDB Flat Eligibility application to establish your household’s eligibility, grant position and HDB loan assessment. A worked example cannot establish those outcomes for a different household.

For purchase planning, our valuation and loan-gap guide explains why the lending ceiling differs from an approved loan. Our sale-to-purchase calendar helps organise payment dates and available funds.

If you used the withdrawn guide for an ongoing transaction, gather your HFE letter, option, loan assessment and payment dates. Contact Lin Xuan or Ade for introductions to bankers or property lawyers who can assess your actual position.
