How to Check a Singapore Property’s Tenure and Remaining Lease

Before comparing a freehold home with a 99-year or 999-year leasehold, establish exactly what is being sold. A listing’s tenure label is a starting point. It does not establish the lease commencement, remaining term or the legal interest attached to the unit.

This guide helps a private-home buyer prepare a title and tenure check. For the broader price and liveability decision, use our older freehold versus newer leasehold comparison. Those are separate questions: first verify the interest, then decide whether the home is worth its price.

Match the address to the correct title

SLA’s land-title search guidance explains that searches use the survey district and lot number, or the property’s title number. An address can also be used, but SLA cautions buyers to check that it corresponds to the correct lot. Do not assume a development name identifies every unit or parcel precisely.

Ask your conveyancing lawyer to confirm the property identity and the interest you will acquire. For a condo, include the block and unit number. If a parking space, roof terrace or other area is part of the sales pitch, ask how its use or ownership is documented. A photograph or floor-plan label is not the legal answer.

SLA provides online searches through INLIS, including property title and ownership information. The Land Titles Registry overview also describes the different titles it issues, including subsidiary strata titles for condominiums and flats. Use the official service or your lawyer rather than treating an estate agent’s summary as a title search.

Keep the three dates separate

Building completion or TOP A milestone for the building, which must not be substituted for the lease start.
Your intended purchase date The date against which the remaining lease and relevant purchase checks are assessed.

In a hypothetical example, a 99-year lease starts on 1 January 1990 and the building receives TOP in 1994. On 1 January 2026, 36 lease years have elapsed and approximately 63 remain. Calculating from TOP instead would suggest 67 years and overstate the remaining term by four years.

This is calendar arithmetic, not a finding about a real development. Have the exact commencement and expiry confirmed from the documents. Buying, renovating or moving into a unit does not restart its existing lease.

What does the tenure label leave unanswered?

Freehold has no fixed lease expiry, while a 999-year interest remains a lease even if its remaining term is very long. Neither label tells you whether the building needs major repairs, whether a use is permitted or whether your lender will approve the purchase.

For a leasehold home, record the original term and the remaining term separately. “99-year leasehold” alone does not distinguish a newly commenced lease from one already several decades old. For a long lease described as “freehold equivalent”, ask for the actual tenure wording and dates rather than replacing them with the marketing phrase.

Ask your lawyer to explain relevant registered interests, restrictions and any discrepancy between the title, contract and listing. The purpose is to resolve the issue before it affects your decision, not to interpret unfamiliar legal entries yourself.

A useful request to send your conveyancing lawyer

Our suggested checklist is:

  • Confirm the exact unit, lot and title reference covered by the proposed purchase.
  • Confirm the nature of the tenure and, for a lease, its commencement, duration and expiry.
  • Explain any interests or restrictions that affect the proposed transfer or intended use.
  • Clarify whether ancillary areas mentioned in the listing are part of the title, common property or subject to a separate arrangement.
  • Identify any missing documents or conflicting descriptions that should be resolved before commitment.

Keep the response with the dated documents used for your purchase decision. A search obtained during an earlier owner’s transaction may not answer the current conveyancing questions.

Use the verified lease details in the funding check

CPF Board’s housing usage calculator asks for the lease start and duration, along with purchase and borrower information. For a private property, it points users to a title search for the lease start. Its results are estimates and its stated exclusions matter.

For example, the calculator excludes transactions below market valuation and certain short-lease HDB products. Do not force a case into a calculator that says it does not apply. Refer the actual transaction to CPF and your adviser.

Then obtain a lender’s assessment for the same property and buyers. Our remaining-lease and CPF guide explains why a title check, CPF calculation and loan approval must be kept separate. A long tenure does not make every dollar in an OA account available or guarantee a particular mortgage.

Do not put an assumed renewal into the purchase budget

SLA’s State-lease policy says leases generally expire without renewal, with renewal considered case by case. An application or a discussion about redevelopment is not an approved extension of the interest you are buying.

If a seller’s argument depends on a future top-up or collective sale, ask for the supporting documents and have your lawyer assess their relevance. Test whether the home works for your household without that event. A possible future payout should not be what makes today’s funding affordable.

Once the title and funding are clear, return to the home itself: room sizes, daily journeys, condition and maintenance costs. Accurate tenure information helps you compare those trade-offs; it does not decide the price on its own.
