Correction, 25 October 2026: We have withdrawn the former strata and MCST handbook from this page because it contained unreliable legal rules, section references and cost assumptions. Do not rely on the former text, tables, graphics or examples when voting, planning alterations, assessing a purchase or starting a dispute.
Which claims have been withdrawn?
The withdrawn material treated share value as the voting basis for every resolution, stated a universal S$200,000 capital-spending threshold, and placed prescribed by-laws in the Act’s First Schedule. It also gave unsupported maintenance-fee ranges, fund proportions, reserve targets and repair costs. Those claims were not a reliable basis for an individual estate’s decisions or budget.
We have also removed the former arrears, title-charge, records, tribunal-route, filing-cost and deadline instructions. Several cited provisions did not support the propositions attributed to them. The former renovation hours, deposits, ownership-cost illustration and predicted legislative changes should not be treated as current guidance.
What to check for your own purchase or estate
BCA’s condo-owner guidance explains the owner’s role in shared upkeep. Obtain the selected unit’s current contribution statement, estate accounts and relevant meeting documents before assessing recurring charges or planned works. A broad market fee range cannot establish what that unit owes.
For practical cost comparisons, use our condo maintenance contribution guide. For proposed alterations, our renovation approvals guide distinguishes floor-area, appearance and safety-equipment provisions. Neither article determines the outcome of a specific dispute.
If you have already relied on the former instructions for a live dispute or transaction, gather the notices, minutes and contract documents and contact Lin Xuan or Ade for an introduction to a property lawyer. This correction does not provide replacement voting or litigation instructions.
